Texas Property Management Company You Can Trust

Bay Property Management Group Texas was founded in September 2024 under the leadership of CEO Patrick Freeze and Broker Jason Huvall. The company entered the Texas market as part of the continued growth of Bay Property Management Group, which began in Baltimore, Maryland, in 2009 and later expanded throughout the Mid-Atlantic region.

In 2024, BMG expanded its Texas presence by acquiring Stone Oak Property Management, an established Austin property management company. The acquisition brought Stone Oak’s local knowledge and existing team into the broader BMG organization, combining Texas market experience with BMG’s established leasing, maintenance, accounting, and operational systems.

Following the acquisition, the company expanded into both the Austin and San Antonio markets. Today, Bay Property Management Group Texas has served more than 900 property owners and is supported by a team with over 50 years of combined property management experience.

BMG Texas remains locally operated while drawing on the resources and experience of the larger Bay Property Management Group organization. The company provides property management services for rental owners throughout Austin, San Antonio, and the surrounding areas.

Frequently Asked Questions

How Do Texas Property Managers Determine Rental Rates?

Accurate pricing is one of the most important parts of successful property management in Texas. Every market has its own trends, demand levels, and pricing expectations, so setting the right rent means looking at more than just what you think the property is worth.

Our leasing team looks at several key factors to determine the right rental rate:

  • Comparable rentals, both active listings and recently leased properties
  • Local vacancy trends and demand levels
  • Seasonal timing and leasing cycles
  • Property condition, updates, and overall appeal
  • Location factors like nearby employers, schools, and amenities

Finding that balance helps keep your property occupied while still maximizing income. Our experience with specific locations, like our property management in Austin, also gives us insight into how to adjust pricing strategies based on different types of markets across Texas.

A property management company handles the day-to-day responsibilities of owning rental property so owners don’t have to manage everything themselves. From marketing and leasing to maintenance and tenant communication, the goal is to keep properties running smoothly while protecting the owner’s investment. Reliable, quality processes and local market knowledge play a big role in making that happen.

Our team focuses on several key areas to support your property:

  • Marketing the property and placing qualified tenants
  • Screening applicants and managing lease agreements
  • Coordinating maintenance and handling repair requests
  • Collecting rent and managing financial reporting
  • Conducting inspections and overseeing tenant compliance

Having the right processes in place helps reduce stress, improve tenant retention, and keep income consistent. Our local experience with property management in cities like San Antonio allows us to adapt these services to fit local market conditions and owner goals.

Whether you need a license to be a property manager in Texas depends on the type of work you’re doing. In many cases, if you are managing property on behalf of someone else and handling activities like leasing, rent collection, or negotiating agreements, a real estate license is typically required. Texas regulates these activities to help protect both property owners and tenants.

There are some exceptions, especially for owners managing their own properties or employees working directly under a licensed broker. But most of the time, having a license is a pivotal part of being a property manager in Texas. Making sure you work with licensed professionals is important.

The cost of hiring a property management company in Texas and most places can vary depending on the services provided, the type of property, and the local market. Most companies charge a monthly management fee that is a percentage of the collected rent, along with potential additional fees for things like leasing, tenant placement, renewals, or maintenance coordination. Some companies keep pricing simple with bundled services, while others break out each part of the process.

It’s also worth looking beyond just the percentage and understanding what is actually included. Lower fees may mean fewer services or less hands-on support, while a slightly higher fee may come with stronger tenant screening, better communication, and more proactive management. With BMG Texas, pricing is structured to be competitive while still delivering full-service support, including marketing, tenant placement, maintenance coordination, and ongoing management.

Working with a property management company in Texas should make owning rental property easier, not more complicated. At a basic level, you should expect a team that can handle the day-to-day responsibilities, communicate clearly, and help protect your investment over time. That includes everything from finding tenants to keeping the property in good condition and making sure rent is collected consistently. The best property management companies bring local market knowledge and proven systems to the table. Here is a breakdown of some of the basics that you should expect.

  • Consistent communication and updates about your property
  • Effective marketing and tenant placement strategies
  • Thorough tenant screening and lease management
  • Timely rent collection and clear financial reporting
  • Responsive maintenance coordination and vendor management
  • Regular property inspections and condition tracking
  • Knowledge of Texas landlord-tenant laws and compliance

Property management companies in Texas or wherever your property might be are meant to act as the middle layer between owners and tenants. Among other things, they maintain the flow of communication so things stay organized and professional. Instead of owners fielding calls, emails, and requests at all hours, everything runs through a structured system. That helps keep expectations clear for everyone.

They also rely heavily on processes and technology to keep things moving. Rent collection, maintenance requests, lease tracking, and financial reporting are usually handled through centralized platforms.

Another part of how they work is long-term planning. Property management is about anticipating issues and being proactive. Good property management includes tracking trends like maintenance patterns, turnover timing, and rental pricing so adjustments can be made before issues become costly. Over time, that kind of planning can make a noticeable difference in how stable and profitable a property is.

Choosing a property management company usually starts with figuring out what you actually need help with. Some owners want full-service support, while others just need help with leasing or maintenance. It helps to look at how involved you want to be and find a company that matches that level. A good fit is not just about services offered, but how they communicate, how responsive they are, and how comfortable you feel trusting them with your property.

It’s also worth looking beyond the basics and paying attention to how the company operates. Ask about their processes, how they handle problems, and what kind of systems they use to stay organized. A company that is clear, consistent, and transparent tends to make ownership a lot easier over time. You’re not just hiring them to manage tasks—you’re relying on them to represent your property well.

  • Look for clear communication and responsiveness
  • Understand exactly what services are included in their fees
  • Ask about tenant screening and leasing processes
  • Review how they handle maintenance and emergencies
  • Check their experience in your local market
  • Ask about reporting and how often you’ll receive updates
  • Read reviews or ask for references from other owners

If you’re in Texas and want a team that handles all of this with a structured, full-service approach, consider BMG Texas! We combine local market experience with systems that keep properties running smoothly. Call us today!

Should I Hire a Property Management Company for Your Texas Rental?

Self-managing an Austin rental can save you a monthly management fee, but it puts leasing, maintenance, tenant communication, rent collection, inspections, accounting, and local compliance all on you.

Texas sets the rules for security deposits, late fees, and evictions, and a company managing property for someone else has to hold a real estate broker’s license. Austin adds its own short-term rental permitting on top. Get a deposit return, an eviction notice, or a permit wrong, and it can delay leasing, cost you money, and work against you if a case reaches justice court.

Bay Property Management Group gives Austin owners one local team to run the property, support compliance, and handle the day-to-day work of being a landlord. Here is how full-service Austin property management compares with managing the rental yourself.

Bay Property Management Group Texas Managing Your Rental Yourself
Local Market Knowledge Our team understands the Texas rental market and uses current local data to guide rental pricing, marketing, leasing, and property recommendations. You research rental rates, market conditions, local requirements, and industry changes before deciding how to manage the property.
Support for Your Investment Your rental is supported by property managers, leasing professionals, maintenance coordinators, accounting staff, and other specialists who work together throughout the tenancy. You act as the leasing agent, tenant contact, maintenance coordinator, bookkeeper, and vendor manager or hire separate providers for each responsibility.
Marketing and Leasing We evaluate the property, recommend a competitive rental rate, create the listing, coordinate professional photos, advertise across major rental websites, and follow up with prospective tenants. You prepare the listing, take photos, select advertising platforms, answer inquiries, schedule tours, and continue following up until the property is leased.
Applicant Screening We review applicants using consistent qualification standards and legally permitted screening criteria. Our process may include income, credit, employment, rental history, and relevant background information. Fewer than 1% of BMG-placed tenants are evicted. You choose screening tools, establish lawful rental criteria, verify applicant information, and apply your standards consistently while following fair housing requirements.
Tenant Placement Guarantee Our six-month tenant placement guarantee provides additional protection if a tenant placed by BMG is evicted during the first six months. We will market and lease the property again without another leasing fee, subject to the guarantee terms. When a tenancy ends early, you cover the turnover costs and begin the advertising, showing, screening, and leasing process again.
Maintenance Coordination Tenants can submit repair requests at any time. We coordinate qualified vendors, arrange property access, track the work, review invoices, and communicate with you about repairs that require approval. You receive tenant calls, find available contractors, compare estimates, confirm credentials, schedule access, and follow up until the repair is complete.
Rent and Financial Records We collect rent, distribute owner funds, and provide detailed monthly statements through an online owner portal. You can review income, expenses, invoices, inspection reports, and year-end documents in one place. You collect rent, follow up on unpaid balances, reconcile deposits, track expenses, store receipts, pay invoices, and organize records for tax preparation.
Time Commitment You remain informed and make the important decisions while our team handles the routine work required to operate the rental. Tenant questions, showings, inspections, maintenance calls, paperwork, and accounting must be handled around your other personal and professional responsibilities.

What Makes BMG the Right Choice for Your Texas Rental Property?

Managing a rental property requires more than collecting rent. Owners need a management team that can limit vacancy, place qualified tenants, and respond when questions or problems come up.

An Average Leasing Time of 23 Days

Long vacancies can quickly reduce a property’s annual return. Our average leasing time is 23 days, helping owners minimize lost rental income and keep their properties occupied.

Less Than a 1% Eviction Rate

Less than 1% of tenants placed by BMG require eviction. Our thorough screening process helps identify qualified applicants who are more likely to pay rent on time, care for the property, and meet the terms of their lease.

Six-Month Tenant Guarantee

We stand behind our tenant screening and placement process. If a tenant placed by BMG breaks the lease during the first six months, we will find a replacement tenant without charging another leasing fee, subject to the terms of the guarantee.

Communication Within 24 Hours

Property owners should not have to wait days for an answer. Our team responds to all owner, tenant, and vendor communication within 24 hours so questions, maintenance concerns, and property matters can be addressed promptly.

I wanted to leave a sincere 5-star review for my realtor, Erik Frank. If I could leave 10 stars, I would. Erik really made the lease signing process and apartment touring process a breeze. He was very knowledgeable, transparent, extremely reachable by phone and text, which really helped make the time-sensitive procedures (which could have been a stressful process) understandable and simple. He explained everything so well and answered all my questions- he wanted me to like the place I’m moving and feel comfortable the whole time, which says a lot. He was a true pleasure to work with, thanks again, Erik!!!

I have lived at 920 Whitelock Avenue for the past three years. When Bay Management took over after my first year, my experience noticeably improved. I truly love my apartment and have always appreciated the prompt attention and genuine care shown when maintenance issues came up.

Leah Choi has been outstanding throughout my time here. Her professionalism, responsiveness, and sincere concern for residents made a real difference and gave me confidence that issues would be handled quickly and properly.

I am only moving to be closer to family; otherwise, I would seriously consider staying. The location near the park and zoo is great, and the neighborhood feels safe and welcoming. Leah Choi’s support greatly shaped my positive experience with Bay Management, and I’m confident the next resident will appreciate this apartment just as much as I have.
Graham Antreasian I have attached a photo graph of across the street where Druid hill stretches far and wide if you don’t like visit the zoo the reservoir is gorgeous to all, bike, take animals too and walk around where there is a phenomenal view of the city due to where the reservoir sits
